Denverites looking to spend a cool $1 million or more on their next home have no shortage of options. According to the latest Denver Metro Association of Realtors’ (DMAR) Market Report, new listings in that sector increased by more than three percent in August compared to a month prior, leaving more than six months of inventory (read: the estimated number of months it would take to sell all the currently listed homes if no new properties were added).

“Buyers feel no rush to make a move,” says Amanda Snitker, DMAR Market Trends Committee member and metro Denver realtor. “Mortgage rates have less impact at this price point above $1 million than other sectors of the market, although the declining rates are still providing some relief…Sellers in this price segment must be patient with the timeline and practical when pricing their homes.”

Below, a handful of eye-catching listings simmering on the local luxury real estate market, from a timber cabin in Evergreen to a stately mansion in the Morgan’s Historic District of Denver.
